This secluded three bedroomed traditional Welsh farmhouse is surrounded by 35 acres of grassland and small tracts of woodland. With glorious views down the Cloidach Valley, towards the lower reaches of the Towy River.

The farmhouse has been considerably improved whilst maintaining many of the original features. Amongst the many rooms it benefits from a large farmhouse kitchen, spacious utility, downstairs shower room and a 30’ living room with Inglenook fireplace, plus a large downstairs bedroom opening out onto the patio.

The gardens surrounding the property are made up of two informal areas of lawn, enclosed by natural and cultivated shrubbery which includes wych elm, rhododendrons, small evergreens, hydrangeas and so on. Standing on the sloping lawn above the property is a recently built summerhouse which has both lighting and heating fitted.

Outbuildings are constructed around a central stone barn and include a large workshop with inspection pit, food store/tack room, large stock sheds and a multi purpose barn, together with enclosed pens and large lean-to storage, presently used for garaging and implement store. A further well constructed building on the opposite side of the yard currently houses a small collection of vintage tractors. Water and electricity is connected to all of these units.

The land is mainly down to permanent pasture with an abundance of strong hedgerows, plantations, streams and a natural pool. The farmland is fairly evenly divided between the lower slopes which are grazed and the upper fields, which are much flatter and provide silage / hay as required. All fields are well fenced and stock proofed. The western perimeter, at the bottom of the slopes, is bounded by the river Cloidach, which is a fast flowing tributary of the river Cothi.

Accommodation

The farmhouse is typical of this area being in excess of 200 years old and built of local stone which has been rendered. It has a Welsh slate roof which has been renewed in recent years. The property has oil-fired central heating, partial double glazing and has the added benefit of a solid fuel Rayburn in the kitchen (oil pipe available if conversion is required). The living room has a multifuel log burner standing in the large inglenook fire place. Within this property are the following comfortable and well-proportioned rooms:

Sunroom
This recently built extension serves as a reception area and quiet room and affords exceptional views across the Cloidach valley towards the hills beyond. It measures approximately 3.3m x 2.4m and has a ceramic tiled floor, two wall lights power points, radiator and large hardwood double glazed panel doors opening out on to the patio. Living room
Measuring about 9.2m x 4.5m this room is full of warmth and character. It has a large stone inglenook fireplace with massive beam and exposed domed bread oven. The hearth is built of natural slate upon which stands the double fronted log burner. There are two windows at either end of the room, once more typical of the locality with deep slate tiled sills. Kitchen / Breakfast Room
As most farmhouses, this room tends to be the hub of the home. It serves as kitchen, dining room, living room and office, where communications with neighbours is improved over a cup of tea and home made cake. The room measures about 6.6m x 3.2m and has a red and black quarry tiled floor. It has a high vaulted ceiling with Velux roof light and exposed timbers. The kitchen base units extend the full length of the room and incorporate a single drainer stainless sink unit, cooker recess and dishwasher recess. On the opposite side of the room is a tiled recess where the Rayburn cooking range is housed. There are further matching wall cupboards either side of the triple casement window. Lighting consists of two ceiling lights and spot lights over the sink area. There are two double and three single power points, a cooker / socket point and a large radiator.

Utility rooms are accessed from both ends of the kitchen one of which is used as a freezer storage area and leads into:

Externally

Cilgattw stands at the end of its own private lane which is approximately a third of a mile long. This in turn leads to the Council lane which is a quiet winding country road which sees very little use. Outside the house is a large gravelled yard which is used as a parking area with space for numerous vehicles. To the front of the house is a large paved patio area and a concrete walkway to the side and rear where both hot and cold water standpipes can be found. The lawned areas stand to the front and side of the property and are surrounded by mature trees which include horse chestnut, ash, sycamore, wych elm and other varieties of shrubs.

Buildings

Situated at the side of the parking area is the range of multi-purpose buildings:

Workshop approx. 6.8m x 4.1m with fitted work bench, vehicle inspection pit and large storage loft. A circuit isolator box has recently been fitted and covers all the electrical circuits within the external buildings.

Feed store / Tack room approx 4.9m x 2.5m. with storage shelving and cupboards. Also used as a freezer room at the moment.

Lean to / implement and vehicle storage area approx 19.9m x 4.9m. Partial blocked wall with open bays.

Old Stone Barn approx 21.4m x 4.9m Contains five block wall pens all gated and walkway to agricultural oil storage area.

Adjoining the stone barn is a range of steel framed buildings with some blocked wall, Yorkshire cladding and sheet metal end doors. These buildings have been used for the winter housing of cattle, incorporating a silage feeding area, lambing area and straw storage / tractor storage, measuring 12.2m x 9.2m, 12.2m x 9.2m and 15.2m x 6.1m respectively.

On the opposite side of the open yard area is a further detached stock shed measuring approx 9.2m x 6.1m; steel framed with sheeted front doors and concrete flooring and is presently used for the storage of vintage tractors.

All of these buildings have water and electricity supply.

Farmland In all approximately 35 acres (about 14 hectares) which is securely fenced around the boundary and every individual field. The house and buildings are situated in the centre of this farmland. To the east the paddocks are set aside for hay / silage cropping and total approximately 18 acres. To the west below the farmhouse the fields slope away to the river Cloidach boundary and are used solely for grazing. In all there are 9 main enclosures (paddocks) and there are further small enclosed paddocks ideal for isolating small groups of stock, pony etc. There are small coppices around the farm where a variety of local mature trees can be found including alder, norway spruce, ash, sycamore, horse chestnut, and hazel. In the hedgerows can be found, the rarer bullace (wild plum) blackthorn, hawthorn and even some wild hops.

From the land there are some spectacular views, particularly as this is an unspoiled area of the Carmarthenshire countryside. There is an abundance of wildlife and there are regular sightings of red kites, ravens, sparrow hawks which are resident throughout the year and many varieties of warbler during the springtime (chiff-chaff, willow warbler, garden warbler, sedge warbler, white throat) There are many other species of birds seen around Cligattw which are considered to be quite uncommon including, song thrushes, skylarks and so on.

General Situation

Cilgattw is set in a beautiful unspoilt countryside location approximately 4 miles from the village of Brechfa where can be found post office / village stores and junior school. There is a nursery school in the village Felingwm Uchaf which is approximately 1.5 miles away as is the local village public house and restaurant. The main A 40 trunk road at Nantgaredig is approximately 4 miles away and from this point there is easy access to the A 48 dual carriageway and M4 motorway. The main market town of Carmarthen is a little over 10 miles away.

Directions

From the end of the M4 travel towards Carmarthen along the dual carriageway, follow the signs to the National Botanical gardens and Nantgaredig continue until reaching the A40 cross directly over the A40 follow the signs to Brechfa along the B4310. Having passed through the village of Felingwm Uchaf take the first lane right, travel for approximately 1 mile and Cilgattw drive can be found on the left hand side at the top of the hill.
