Location

It is situated in a private position with a long track (which is not shared) about 0.75 miles long, giving access to the property, which has no other road frontage or public rights of way. We have no near neighbours.

The land is mostly grass land, with about 7 acres of mature woodland. We currently let the grazing to a neighbour just for the summer, but the holding would lend itself to being used for a livestock enterprise, equestrian purposes, amenity ground or just about anything you choose...trees.... camping holidays...you name it.

The holding has a couple of small streams, one as a boundary and one that runs through a valley in the middle of the farm.

The land is all in one parcel, and includes fields that can be driven on safely with a tractor, and some steeper land suited to grazing only.

We have been here for about 6 years, and started an online plant nursery some three years ago. The reason for putting the farm on the market is that we would like to relocate the business.

The House

The house is a four-bedroom traditional farmhouse, with large kitchen, dining room and sitting room downstairs. We have extensive current planning permission for a fantastic extension, which will effectively double the size of the house adding an entrance hall, utility room, large living room and further bedroom. The beauty of the planning is that you can organise the interior as you require.

Entrance Porch to Kitchen

A useful area for hanging coats or leaving your boots. There is a window that faces forward to the yard.

Kitchen (6m x 4.5m)

Large farmhouse kitchen with a range of units comprising cupboards, open shelves and general storage below the work surface. There is plumbing for a washing machine, and second pair of taps for a dishwasher should you require.

The two main features of the kitchen are the four oven oil-fired ‘AGA’, and the inglenook fireplace, which houses a multifuel ‘Arrow Evolution’ stove, both of which can supply hot water, the Aga to the bathroom, and the stove to the central heating or the bath water.

Dining Room (3.4m x 4.7m)

Fitted carpet, large sash window looking north to the arrival yard. There is an unused fireplace that could accommodate a log burner, but to be honest there is no need, as a radiator is under the sash window.

The rear or southern wall has been sandblasted to reveal the stone. Leave this room into a:

Hallway

Incorporating the second stairs, and inner front door, which leads to a second entrance porch which used to house a downstairs loo. There is also a large cupboard under the stairs, which we use for things like the vacuum cleaner!

Leading to:

Sitting Room (4m x 3.7m)

A comfortable room with fitted carpet, sash window facing the arrival yard, a full height recess to the south that was presumably a window at some time. The southern wall is again exposed stone pointed with a lime mortar.

There is a log burner, and small double radiator. This room has the TV point. Freeview is available.

Then stairs up to the bedrooms:

Bedroom 1 (4.7m x 3.7m)

Above the sitting room, this room has a sash window facing the arrival yard, single panel radiator and pine board flooring. The ceiling is also pine tongue and groove, which is how they used to do things here!

From this room across a small landing to:

Bedroom 2 (4.6m x 3.2m)

The dimensions include an ‘en-suite’ with WC, shower and hand basin. There is also a second hot water tank that supplies the hot water to this end of the house for some bizarre reason!

Sash window to the north, and small double panel radiator and carpet. There is also access to the roof space in this room.

Back to the small landing:

Bedroom 3 (5m x 2. 2m)

This is a small bedroom that we use as a dressing room, and is a traditional feature of these Welsh farmhouses. I suppose this would have been the nursery room in the past.

A small sash window to the north and single panel radiator.

Go back down the stairs, through the dining room and to the first set of stairs by the kitchen. On going up these, a small landing with window to the south looking out over the gardens leads to the last bedroom, and the bathroom. There is also a cupboard on this landing used for linen.

Bedroom 4 (5.9m x 2.9m)

Exposed pitch pine beams to the ceiling, two sash windows facing to the north.

To one end of the room there is a shelf and recess, to the other the hot water tank that is fed from the Aga which is below in the kitchen. Again, there is a hatch to the loft. I should say that in the current arrangement of the house neither of the loft spaces are useable spaces.

Back out to the small landing and to:

Main bathroom (5' 6" x 11')

Has an enamelled cast iron bath, a wash basin with a small cupboard above, WC and large single panel radiator.

Outside

There are several buildings, which include:

• Large new 2500 sq. ft barn of steel frame construction. Our office is situated in this building, where a broadband Internet connection is located. The barn has a reinforced concrete floor, with light, power, water and telephone. We use the building for storage of packing materials and machinery, but it could easily be fitted with stables.
• Garage/workshop with worktops,we use, light etc. Very useful building for storage.
• Log shed which can also be used as a tractor shed or general store
• Old pig building which is a lean-to on the side of the garage.
• Poly tunnel. This is where we grow the plants. It is quite large, about 720 sq m, and could be used for stock housing if not required for growing plants.
