3-bed house & self-contained annexe set in 5 acres in peaceful area near Llandeilo, Carmarthenshire

Plas Pant y Berllan - A peaceful and delightful smallholding in South West Wales
Sold
The "Plas" is a property which affords such a variety of business opportunities or as a pastime. The property is situated in a beautiful quiet valley but still with close access to Llandeilo, Carmarthen and only 20 minutes to the M4 at Cross Hands.

Its grazing fields, woodland and large garden, in all a little more than 5 acres, provides an opportunity for a productive smallholding. If you prefer to enjoy it as a retirement property, as we have, the neighbouring farms will gladly graze the fields and cut the hedges while you benefit from the garden and the small orchard.

Additionally there is separate accommodation from the cottage in a self-contained bungalow (above) from which you can work from home or cater for an elderly parent or other family member. There is no reason why this bungalow could not be rented.
The cottage was built in 1796 by H. Zechariah while the bungalow is of a similar age, originally being used as a forge.
Many original features have been retained in the cottage with exposed beams, some bramble and daub partition walls and inglenook fireplace (left).
The dining room (above left) was originally the dairy.
The Plas has its own well.
Outbuildings consist of double lock-up garage, workshop and large store with three woodsheds. There is a greenhouse and ornamental fishpond.
The woodland consists of almost an acre of planted 20 year old broadleaf trees plus a small copse of natural trees both with a frontage to the river Dulais. The houses are enclosed by mature trees, in addition there are dozens of big trees on the boundaries. The garden and surroundings are designed to attract wildlife. Three fields are relatively flat producing good hay and convenient grazing. All fields are stock proof with farm gates and mature hedges.
This smallholding need not be hard work but purely pleasure in retirement as it has been for us. The small orchard has apple, pear, greengage, raspberry and blackberry and a Muscat grape in the greenhouse. If you like to travel it will largely look after itself. This area of Capel Isaac is wonderfully quiet and peaceful.

If these criteria meet your choice and ambition, then the Plas is certainly worth an inspection and we look forward to welcoming you.
