Brynambor is a very, very remote property located in a fabulous spot about 6 miles from the village of Llanddewi Brefi and about 13 miles from both Lampeter & Tregaron

Some work is required; it really needs a new kitchen and bathroom and decoration throughout but it does all work as it is - it's a matter of taste. The photos here are basically very honest pictures, when I took them we were busy cleaning up the place so it looks better now. The place was completely renovated at the end of the 80s (new roof, new double glazing etc) so anything required now is just cosmetic.

Because of its location the only service connected to the property is the telephone (with broadband internet access). Water is private (via spring), there's a septic tank and electricity must be generated privately as well.

It's an amazing spot, very tranquil and quiet and because it is at the end of the road there is virtually no traffic, car or foot (except for the odd adventurous walker) you really are away from everything.

On the land there is a small ancient forest, two streams (which border the land and meet at one corner) two old stone ruins dating from around the 17th / 18th centuries, a paddock, another area of forest and lots of pasture-land which slopes off into the stream. The two ruins are derelict but because they were once dwellings it would not be hard to get permission to renovate them. In fact one of them already had permission but it recently expired.

The property itself is a large 4 bedroomed bungalow with a Rayburn in the kitchen, open fireplace in the living room, large pantry and a large loft storage space.

All in all it is a project but the price reflects this and there is a lot of scope for self sufficiency; there is a hut with solar panels on it and a wind turbine already installed (not currently working) plus there are now grants available for anyone wanting to install alternative energy sources.
