Four and a half miles outside Caernarfon with stunning views down to the coast overlooking Anglesey and Caernarfon Bay. Cynlas is 100m above sea level facing Caernarfon Bay and West Anglesey, (fantastic sunsets), on the edge of Snowdonia National Park. The village of Rhostryfan is 5 min by car and has a fantastic Primary School and shop, 15 min by car to Caernarfon, 30 min Bangor and Anglesey, 40 min Abersoch.


Ground Floor
The house is entered through a porch (3’ 4” x 5’ 4”) on the East side.
The porch leads into kitchen (13’ x 20’) that has fitted units and underfloor heating in the kitchen end, eating area and sitting area with a multifuel stove.
From here you can access the lounge (9’ x 20’), conservatory 9’ x 24’, [12’ 8” into bay] and stairs to the first floor. The lounge is a light and airy room having a window at each end. The conservatory runs the width of the house.

In the attic are two further rooms (10’ x 11’ and 9’ x 11’) that are extremely useful storage areas. In one of these is a heat exchanger that takes out wet stale warm air from the bathroom and returns dry fresh warm air to the lounge. From the other attic room there is an escape ladder to the conservatory roof.
The house has central heating run by two sources of power, off peak electricity and multifuel stove.
The outside windows, except conservatory, are double glazed and lockable. Some of the conservatory windows are double glazed. All outside walls and roof are insulated which makes this a very warm house and economical.
There is mains water and a new septic tank (installed summer 2008).
Outside
On the north side of the house is a lean-to building (14’x 6’ 6”) with slate roof that houses a toilet, sink and bath and also wood store.
There is a large mobile home (10’ x 30’) to the north side of the house, out of direct view. Behind the mobile home is a stone / slate roofed barn (16’ x 21’) with up and over garage door. The end nearest the house is a utility room (15’ x 9’) with sink, plumbing for the washing machine and lots of storage space.
This leads into the barn that has a crog loft above the utility room. There is a work bench and lots of shelving throughout the barn. Also there is a water tank that provides off-peak central heating for the mobile home.
The land is divided into two fields of two and a half acres either side of the 60 metre long driveway. To the East side of the drive is a large parking area for up to 10 cars.


The Lodge is to the north again. This is in the process of being renovated to provide 2 beds, shower room, sitting area and kitchen – due for completion March 09.
Towards the bottom of the front field, very secluded is a 16’ x 10’ summer house.


There is a waterfall to the stream that runs along the south boundary of the front field.
There is an orchard, allotment, chicken area, large areas of grass (sit-on mower available for cutting it) for playing on, lots of wild flowers including hundreds of snowdrops, daffodils and bluebells in their given seasons. The trees planted are mostly indigenous, some flowering and ornamental trees and lots of shrubs.
